3 BHK in South Delhi, Gurgaon or Noida: What the Same Budget Buys in 2026

Luxury apartments in Delhi vs the NCR in 2026

A 3 BHK is the home most NCR families aim for, and many weigh the same 3 names: South Delhi, Gurgaon and Noida. Each has a strong case. South Delhi has the address, the history and the heart of the capital. Gurgaon has the corporate towers and the newest luxury projects. Noida has space, planning and value. But the same budget buys a very different home in each.

This guide compares a 3 BHK in South Delhi, Gurgaon and Noida in 2026. It covers prices per sq ft, what a fixed budget buys in each, the difference between builder floors and apartments, stamp duty, commute and lifestyle, and a clear way to decide which suits your family. We don’t name individual projects. Where we use figures, we name the source and date.

2 things stand out. Delhi is by far the most expensive, at more than twice Gurugram’s average. And the cities further from Delhi have seen the fastest price growth, as buyers have moved outwards for space and newer homes.

City averages hide big differences within each city, though. South Delhi’s best colonies cost far more than Delhi’s average, and Gurgaon’s and Noida’s premium sectors cost far more than theirs. The rest of this guide looks at the parts of each city where 3 BHK buyers usually look.

3 BHK in South Delhi

South Delhi is the capital’s most sought-after residential area, home to established colonies such as Greater Kailash, Defence Colony, Hauz Khas, Saket and Vasant Vihar, along with many others. Much of it was planned in the decades after independence, with plotted colonies, parks and markets. The South Delhi district today combines old neighbourhoods with some of India’s most expensive homes.

Builder floors dominate

Most 3 BHK homes in South Delhi are builder floors rather than apartments in large societies. Older houses on residential plots have been redeveloped over the years into buildings of 3 or 4 independent floors, each sold separately. That’s why searches for 3 BHK builder flats in South Delhi and 3 BHK flats in South Delhi largely lead to the same kind of home.

Large apartment societies are rare in South Delhi, because there’s so little land for them. A handful of high-rise and group housing projects exist, along with older flats built by the Delhi Development Authority, but for most buyers, a 3 BHK in South Delhi means a builder floor.

Prices in South Delhi

South Delhi prices vary enormously by colony. 99acres data viewed in 2026 put average builder floor rates in Greater Kailash at about โ‚น32,000 to โ‚น33,400 per sq ft, with 3 BHK builder floors listed from a few crore to well over โ‚น10 crore depending on plot size, block, floor and age. The most exclusive colonies, such as Vasant Vihar and Golf Links, cost far more, while less central South Delhi colonies cost less.

At those prices, a 3 BHK builder floor in a well-known South Delhi colony typically costs several times more than a similar-sized apartment in Gurgaon or Noida.

*Price figures are third-party listing data for reference only.*

What a builder floor offers

  • Independence. No large society, few neighbours sharing your entrance.
  • Address. An established colony with parks, markets and history.
  • Central location. Short drives to much of Delhi.
  • Land value. Your share of an expensive plot underpins long-term value.

ย

What it doesn’t

  • Amenities. Usually no pool, clubhouse or gym.
  • Security. Depends on the colony’s arrangements rather than a gated society’s staff.
  • Parking. Often a stilt spot or street parking, which can be tight.
  • Power backup and maintenance. Handled informally among the floor owners.

ย

A 3 BHK house in South Delhi

Buyers searching for a 3 BHK house in South Delhi usually mean an independent house or an entire building on a plot. Whole houses in South Delhi are expensive and relatively rare on the market, since most plots have been redeveloped into floors. For most families, a single builder floor is the realistic route to a South Delhi address. Prateek’s page on 3 BHK flats in South Delhi outlines what buyers in this market usually consider.

3 BHK in Gurgaon

Gurgaon, officially Gurugram, has grown since the 1990s into 1 of India’s major corporate centres, with glass office towers along Cyber City, Golf Course Road and beyond. Its housing ranges from older plotted colonies to large high-rise societies along its newer corridors.

Where 3 BHK buyers look in Gurgaon

  • Golf Course Road and Golf Course Extension Road, with premium and luxury high-rises, among the city’s most expensive areas.
  • The Dwarka Expressway corridor, with many newer large societies and a direct link towards Delhi’s Dwarka and IGI Airport.
  • Sohna Road and the southern sectors, with a mix of mid-range and premium societies.
  • New Gurgaon, with larger, often more affordable societies further out.
  • Older plotted colonies, where builder floors are common.

ย

Gurgaon property prices

Gurgaon property prices vary widely by corridor. ANAROCK’s Q1 2025 figures put Gurugram’s average at about โ‚น11,300 per sq ft, up 84% in 5 years. 99acres data viewed in 2026 put the Dwarka Expressway average at about โ‚น14,000 per sq ft, with 3 BHK flats there listed at roughly โ‚น1.95 crore to โ‚น3.65 crore. Golf Course Road and its extension command considerably more, especially in luxury projects.

3 BHK flat price in Gurgaon

So what does a 3 BHK flat cost in Gurgaon? For a typical 1,800 to 2,200 sq ft 3 BHK on a mid-to-premium corridor, expect roughly โ‚น2.5 crore to โ‚น3.5 crore on current averages, with luxury projects on Golf Course Road and its extension well above that and New Gurgaon below it. As always, check registered deals in the specific society.

What Gurgaon offers

  • Proximity to jobs in Gurgaon’s large office clusters.
  • Modern societies with full amenities.
  • Links to IGI Airport and west Delhi, especially from the Dwarka Expressway.
  • A deep resale and rental market in the main corridors.

ย

What to weigh

  • Traffic and waterlogging on some roads during the monsoon.
  • Uneven civic infrastructure between older and newer sectors.
  • Premium pricing on the best corridors.

ย

Prateek’s page on 3 BHK flats in Gurugram covers what buyers in this market usually look for.

3 BHK in Noida

Noida is a planned city governed by the Noida Authority, with sector-wise layouts, wide roads, green belts and 2 metro lines. It offers the widest range of 3 BHK homes of the 3 cities, from mid-size flats in established societies to large, low-density luxury homes.

Where 3 BHK buyers look in Noida

  • Central Noida, around Sectors 44 to 50, close to Sector 18 and the Botanical Garden metro interchange.
  • The central residential belt, around Sectors 70 to 79, with many large societies near the Aqua Line.
  • The Expressway start, around Sectors 93 to 110, with premium and large-format societies.
  • The southern Expressway sectors, including the Sector 150 belt, with low-density societies and quick access to the new airport.

ย

Noida prices

ANAROCK’s Q1 2025 figures put Noida’s average at about โ‚น9,200 per sq ft, up 92% in 5 years. Premium sectors cost more. ANAROCK’s Q1 2026 NCR report put Sector 150’s average quoted base price at about โ‚น14,600 per sq ft, while 99acres data viewed in September 2026 put Sector 77 at about โ‚น12,550 per sq ft.

What Noida offers

  • More space for the money than South Delhi and many Gurgaon corridors.
  • Planning, with sector layouts, green belts and wide roads.
  • Metro access from many sectors.
  • A wide range of homes, including low-density luxury options.
  • Proximity to the new airport from the southern sectors.

ย

What to weigh

  • Distance to central and south Delhi from the southern sectors.
  • Density in some older and mid-market societies.

ย

Prateek’s page on the best 3 BHK flats in Noida sets out the options.

What โ‚น3 crore buys in each city

Here’s a simple way to see the difference. The table shows roughly how much space โ‚น3 crore buys at typical rates for 3 BHK buyers in each market. It’s arithmetic on average rates, for illustration only.

Market

Typical rate used

Approximate area for โ‚น3 crore

South Delhi builder floor, Greater Kailash level

About โ‚น32,000 per sq ft

About 940 sq ft

Gurgaon, Dwarka Expressway level

About โ‚น14,000 per sq ft

About 2,140 sq ft

Noida, Sector 150 level

About โ‚น14,600 per sq ft

About 2,050 sq ft

About โ‚น12,550 per sq ft

About 2,390 sq ft

In practice, โ‚น3 crore in a Greater Kailash-level colony won’t buy a comfortable modern 3 BHK builder floor. Buyers at that budget in South Delhi usually look at less central colonies, older floors or smaller homes. In Gurgaon and Noida, the same budget buys a large, modern 3 BHK in a well-regarded society.

3 BHK near South Delhi: the nearby alternatives

Many families love South Delhi but can’t justify its prices for the space they need. That’s why searches for a 3 BHK near South Delhi are common. The nearest alternatives in the NCR are:

  • ย  ย  ย  Central Noida, which is a short drive across the Yamuna from South Delhi via the DND Flyway and connected by the Blue and Magenta metro lines through Botanical Garden.
  • ย  ย  ย  Gurgaon’s older sectors, which connect to South Delhi via the Mehrauli-Gurgaon road and NH-48.
  • ย  ย  ย  The Noida Expressway start, around Sectors 93 to 110, which reaches South Delhi via the Kalindi Kunj and DND routes.

ย

For many families, central Noida offers the best balance: a larger, modern home with amenities, a planned sector and a commute to South Delhi that’s often comparable to crossing within Delhi itself. Our post on luxury homes near South Delhi and the address advantage explores this option in more depth.

3 BHK luxury flats in Delhi NCR

For buyers looking at 3 BHK luxury flats in Delhi NCR, the choice is wider than ever. South Delhi offers luxury builder floors with the most prestigious addresses. Gurgaon’s Golf Course Road and its extension have many high-rise luxury projects. Noida has large-format, low-density luxury societies in central Noida, along the Expressway and in the southern sectors.

What counts as luxury varies. In South Delhi, it’s mostly about address, land and privacy. In Gurgaon, it’s about tower design, amenities and brand. In Noida, it’s often about space, density and green surroundings. Our look at the luxury housing boom in Delhi NCR in 2026 covers the wider trend.

Stamp duty and buying costs in each

Stamp duty differs between the 3 because they’re in different states or territories.

City

Stamp duty

Registration

Delhi

6% for men, 4% for women, 5% for joint male-female ownership

1%

Gurgaon, Haryana

Commonly quoted at 7% for men and 5% for women in urban areas, confirm current rates

As per Haryana rules

Noida, Uttar Pradesh

7% for men, with a 1% concession for women on property worth up to โ‚น1 crore

1%

ย

Stamp duty is charged on the higher of the agreed price and the government’s circle rate value. On a โ‚น3 crore home, the difference between 4% and 7% is โ‚น9 lakh, so the name the home is registered in can make a real difference. Other costs, such as brokerage, legal fees, GST on under-construction homes and, in Noida, the Authority’s transfer charge on resale, apply as relevant.

Paperwork checks in each city

Each city has its own paperwork, and knowing it saves trouble.

South Delhi builder floors

  • Sanctioned building plan from the municipal corporation, and whether the building matches it.
  • Completion or occupancy certificate for the building.
  • Title chain for the plot and your floor, with the floor’s share of the land stated in the sale deed.
  • Freehold status. Some older Delhi properties were leasehold and have been converted to freehold. Check the conversion documents where relevant.
  • Parking and roof rights, which should be written into your deed rather than agreed verbally.
  • RERA. Standalone builder floor redevelopments on single plots often fall below RERA’s thresholds, so more of the checking falls on you.

ย

Gurgaon

  • RERA registration with Haryana’s regulator for projects still being sold.
  • Occupancy certificate for completed towers.
  • Licence and approvals from Haryana’s town planning department for the project.
  • Developer dues, such as external development charges, which can affect registrations if unpaid.

ย

Noida

  • UP RERA registration for projects still being sold.
  • Occupancy certificate for completed towers.
  • Title chain for resale, searchable through IGRS Uttar Pradesh.
  • Noida Authority transfer charge on resale, since land is leased from the Authority.

ย

Schools and healthcare

Schools and healthcare

Families often choose between these cities on schools and hospitals as much as on price. South Delhi has many of the capital’s best-known schools and major hospitals within short drives, a big advantage for families with children or elderly parents. Gurgaon has a large and growing number of well-regarded schools and several multi-speciality hospitals, especially in its central and Golf Course Road areas. Noida has established schools in most residential belts and major hospitals in central Noida and along the Expressway.

For any home, check the actual drive to your preferred schools at the morning school-run hour, and the route to the nearest emergency department at night.

Civic services: water, power and roads

Day-to-day services vary more than buyers expect. South Delhi’s colonies have long-established water, sewage and power networks, though older infrastructure can strain in summer. Gurgaon’s newer sectors have sometimes faced uneven civic services, such as water supply and drainage, while societies bridge the gap with their own systems. Noida’s planned sectors generally have good basic infrastructure, with societies adding power backup and water treatment.

Ask residents about water supply, power cuts and monsoon waterlogging before you buy, and visit once after heavy rain if you can. These everyday issues shape life in a home more than any brochure feature.

Commute and daily life

Your workplace should drive your choice more than anything else.

  • Working in central or south Delhi? South Delhi is ideal if you can afford it. Central Noida is often the best-value alternative.
  • Working in Gurgaon? Gurgaon makes sense. Crossing daily from Noida to Gurgaon is a long journey.
  • Working in Noida? Noida is the obvious choice, and the Expressway sectors suit office commuters.
  • Flying often? Gurgaon’s Dwarka Expressway corridor is close to IGI, while Noida’s southern sectors are closest to the new Jewar airport.

ย

Lifestyle differs too. South Delhi offers old neighbourhoods, markets, restaurants and culture. Gurgaon offers a fast-paced corporate city with malls and nightlife. Noida offers planned sectors, green belts and a more family-oriented feel in many areas.

Resale and rental in each city

Each market has its own resale and rental dynamics.

South Delhi builder floors are a relatively liquid market in the best colonies, and land value tends to support prices over the long term. Rental yields, however, are often modest as a share of value, because prices are so high.

Gurgaon’s main corridors have deep resale and rental markets, driven by its corporate workforce. Rental demand is strong near office clusters, though newer corridors can have a lot of supply.

Noida’s resale market is active in established sectors, and rental demand is strong near the metro, office clusters and good schools. ANAROCK’s figures show Noida among the fastest-appreciating NCR markets over the past 5 years.

A worked example: 1 family, 3 choices

Consider a family of 4 with a budget of about โ‚น3.5 crore including costs, with 1 parent working in central Delhi and the other working from home.

In South Delhi, that budget might buy an older 3 BHK builder floor in a less central colony, or a smaller floor in a sought-after colony. The family would get a central address and a short commute for the parent working in Delhi, but likely a smaller home without a pool or clubhouse and with limited parking.

In Gurgaon, the same budget could buy a large, modern 3 BHK in a well-regarded society on a premium corridor. The home would be spacious with full amenities, but the commute to central Delhi would be long for the working parent.

In central Noida, the budget could buy a large, modern 3 BHK in an established society, with amenities and a metro or DND route to central Delhi. The commute would be reasonable and the home much larger than in South Delhi.

For this family, central Noida might offer the best balance. For a family with both parents working in Gurgaon, Gurgaon would win. For a family where the South Delhi address and neighbourhood matter most, a smaller South Delhi floor might still be the right choice. The example shows why there’s no single answer.

*This is an illustration only and doesn’t describe any specific property.*

Home loans across the 3 cities

Home loans work the same way in all 3 cities, but the amounts differ because of price levels. Under the Reserve Bank of India’s rules, banks can lend up to 75% of a property’s value for loans above โ‚น75 lakh, so a buyer needs to fund at least a quarter of the price, plus stamp duty and registration. For a South Delhi builder floor, that upfront amount can be large.

Banks value builder floors and apartments differently. For builder floors, lenders look closely at the sanctioned plan, completion certificate and title, and some are more cautious with older buildings. For apartments in established societies, many lenders have pre-approved projects, which speeds things up. Check with your bank early, especially for a South Delhi floor.

Ready or under construction in each city

The mix of ready and under-construction homes differs between the 3. In South Delhi, most builder floors are sold when complete or nearly complete, so buyers can see what they’re getting. In Gurgaon and Noida, many 3 BHK homes are in large projects still under construction, alongside a big stock of completed societies on resale.

A ready home lets you move in straight away and carries no GST once the building has its occupancy certificate. An under-construction home may be priced lower and lets you pay in stages, but carries GST at an effective 5% for homes that aren’t affordable housing and the risk of delay. With new launches scarce in parts of the NCR in 2026, ready homes in completed societies are worth a serious look in all 3 cities.

Resale timing and holding costs

Whichever city you choose, a 3 BHK is a long-term purchase. Transaction costs, including stamp duty, registration and brokerage, mean it usually takes several years for price growth to cover the cost of buying and later selling. Holding costs matter too: maintenance charges in large societies, property tax, insurance and upkeep. Builder floors often have lower formal maintenance charges but more informal shared costs among owners.

Plan to hold for at least 7 to 10 years if you can, and budget for these running costs from the start. Families who buy in the right city for their work and schools usually find they don’t need to move again soon, which is the best way to get value from a 3 BHK.

Which city is right for you?

If you value most

Consider

Address, heritage and central Delhi living

South Delhi

Proximity to corporate jobs and IGI Airport

Gurgaon

Space, planning, value and a family-oriented setting

Noida

A South Delhi-style life with more space

Central Noida

Low-density luxury with green surroundings

Noida’s southern and central premium sectors

ย

Many families find the decision comes down to a trade-off between address and space. South Delhi offers the address at a steep price per sq ft. Gurgaon and Noida offer much more space for the same budget, with different strengths in jobs, planning and connectivity.

Frequently asked questions

How much does a 3 BHK in South Delhi cost?

A 3 BHK in South Delhi usually means a builder floor, and prices vary enormously by colony. 99acres data viewed in 2026 put average builder floor rates in Greater Kailash at about โ‚น32,000 to โ‚น33,400 per sq ft, with 3 BHK floors listed from a few crore to more than โ‚น10 crore depending on plot size, floor and age.

Where can I find a 3 BHK near South Delhi?

The nearest alternatives for a 3 BHK near South Delhi are central Noida, a short drive across the Yamuna via the DND Flyway and linked by metro through Botanical Garden, Gurgaon’s older sectors via the Mehrauli-Gurgaon road and the Noida Expressway start via Kalindi Kunj. Central Noida often offers the best balance of space and access.

Buy in Noida if you work in Noida, want more space for the money, value planned sectors and green belts or want quick access to the Jewar airport. Your workplace should drive the choice.

What are 3 BHK luxury flats in Delhi NCR like?

3 BHK luxury flats in Delhi NCR differ by city. In South Delhi, luxury mostly means builder floors in prestigious colonies. In Gurgaon, it means high-rise projects with extensive amenities on Golf Course Road and its extension. In Noida, it often means large, low-density homes in green settings. Judge each on density, specifications and management.

Is a 3 BHK in South Delhi a good investment?

A 3 BHK in South Delhi’s established colonies can hold value well thanks to scarce land and a prestigious address, and ANAROCK recorded a 38% rise in Delhi’s average prices over the 5 years to early 2025. Rental yields tend to be modest as a share of value, so South Delhi usually suits buyers who’ll live in the home.
