Demand is doing its part too. ANAROCK’s Residential Market Viewpoints recorded about 15,200 units sold in NCR in Q1 2026, up 21 percent year on year, with new launches up 44 percent. 2. RERA registration, and the complaint record behind it

Every project must be registered on the UP RERA portal, and the portal is a goldmine most buyers never open. It shows sanctioned plans, the legally declared possession date, quarterly progress updates and, crucially, complaints and orders against the promoter. 3. The builder’s financial health

NCR has painful memories here. Lakhs of buyers got stuck in projects of Jaypee, Amrapali and Unitech during the last downturn, and Supertech’s slide into corporate insolvency in 2022 proved that even household names can fail. So ask the uncomfortable questions. How is the project funded? Is the land fully paid for? Are institutional lenders involved? Lender participation is a useful signal because institutions do their own due diligence before writing checks. Tata Eureka Park: the trust-plus-value play

Tata Value Homes brought the Tata name to the sector with 2 and 3 BHK smart homes at approachable prices, and buyer guides in 2026 keep recommending it to first-time buyers. Delivered possession, efficient layouts, and low density for its price bracket. Honestly, it’s a sensible product.

The trade-offs: it’s mid-premium by design. Specifications, clubhouse scale and home sizes are modest next to the sector’s luxury projects, and big family formats are limited. Historically, the sector’s strongest appreciation has come from the low-density luxury segment, not the compact one.

ACE has quietly been one of the sector’s most consistent performers. What Is the Sports City Controversy, and Should It Worry You?

No honest guide to this sector can dodge this topic. So here it is, plainly.

Between 2011 and 2014, the Noida Authority allotted large land parcels in Sectors 78, 79 and 150 under a Sports City scheme, on one condition: build serious sports infrastructure alongside the housing. The housing came up. Much of the sports infrastructure didn’t. A 2021 audit by the Comptroller and Auditor General flagged major irregularities and unpaid dues, and in January 2021 the Noida Authority froze everything on Sports City land. No occupancy certificates. No registries. No new approvals. Roughly 20,000 buyers across the scheme were left holding fully paid flats they couldn’t legally register. Then in March 2025, the CBI filed three FIRs alleging breaches of allotment conditions in connivance with officials, with a suspected loss to the exchequer of about Rs 9,000 crore.

Sounds grim? Here’s the turnaround.

On November 24, 2025, the Supreme Court approved a structured revival framework for the Sector 150 Sports City development, and as Law Trend’s coverage of the Supreme Court proceedings records, the Court has since pushed the Noida Authority to comply strictly with its orders. Under the framework, developers pay 20 percent of outstanding dues within 60 days, finish the promised sports facilities within three years, and complete remaining civic works within five years of master plan approval. In exchange, conditional occupancy certificates are issued tower by tower. The Authority lifted its 2021 ban at its 221st board meeting, and from January 7, 2026, registries opened for around 9,000 flats in Sector 150, as reported by 99acres. Crucially, the Court has said homebuyers’ rights will not be compromised, whatever the investigations conclude.

What should you take from all this?

  • The worst is behind the sector. A five-year freeze has been replaced by a court-monitored, milestone-based recovery, widely read as the most positive development for Sector 150 in half a decade.
  • Plot-level checks are now mandatory. Projects from multiple brands sit on Sports City land, including plots under the SC-02 master development. Whoever you buy from, including us, ask in writing: is this plot under the scheme, what’s my tower’s OC status, and is the developer meeting the Supreme Court’s payment and construction milestones?
  •  Verify, don’t assume. OC and registry status is on the Noida Authority’s online portal; project status is on UP RERA. Ten minutes of checking protects a purchase worth crores.

The airport’s first commercial flight took off on June 15, 2026, and analysts tracking the corridor now forecast a further 20 to 30 percent price rise along the Yamuna Expressway belt through 2026-27, with a Square Yards report finding residential prices along the corridor nearly tripled between 2020 and 2025. In market language, the speculative premium has become an operational one, which is a far more durable kind.

Sector 150’s advantage here is pure geography. It sits where the Noida-Greater Noida Expressway meets the Yamuna Expressway, right on the natural driving route between established Noida and the new airport. Add the Aqua Line metro at Sector 148 a short drive away, proposed metro extensions toward Greater Noida and the airport zone at planning stage, and the longer-term Ghaziabad-Jewar RRTS proposal, and the connectivity story keeps compounding. Two consultant-grade cautions, though. Infrastructure timelines in India slip, so treat metro and RRTS proposals as upside, not as the base case for your decision. At the entry point of Sector 150, two names do this best, and it isn’t us. Tata Eureka Park pairs the Tata name with efficient 2 and 3 BHK smart homes and delivered possession, which is why 2026 buyer guides keep recommending it to first-timers. Eldeco Live By The Greens offers township living from one of North India’s most consistent developers, with the caveat of ongoing construction in later phases.

  • Buying the brochure, not the plot. Renders are dreams; the sanctioned plan on RERA is the contract. Compare them.
